0:00 Hello, and welcome back to your 15 day challenge. My name's Michael Montgomery, and today we actually have two tasks for you.
0:07 Now, I know I said we're only going to do one task or one lesson per day, but both of these are extremely quick so we can fit both of them into this particular task.
0:17 Now, what are we going to be discussing today? The first topic is going to be the social media high fives, and the second topic is going to be video email.
0:26 So let's start with topic number one, the social media high fives. What exactly are these and how do they work?
0:32 Well, they're developed by my friend Sean Carpenter, and Sean is an amazing real estate speaker, agent coach, and he's developed this thing called the four H Club.
0:41 If you wanna learn more about it, we will link it up in the task below. But as part of this four H Club, one of the tasks that he has agents do is the social media high fives.
0:51 And what these are is every single day you need to comment on at least five posts. So these aren't just reactions or likes.
0:59 You can't just react to somebody's story. You actually have to add a comment to a post, or if it's a story, you can reply to it, but it can't just be in reaction form.
1:10 So what this is going to do, as you can probably already start to imagine, is when you wear commenting on somebody's posts, or if we're sending a DM for that matter, it's going to stick in our memory.
1:20 However, just a reaction. Yes, it's nice, and sometimes somebody's gonna open up their phone, they're gonna look at all the reactions, and they're gonna see your name, and they're gonna say, cool, and they're gonna move on.
1:31 But when you comment on something, it just lingers with them for a longer period of time. So this becomes a very effective prospecting strategy because we're actually creating stronger bonds.
1:43 Now, back in the day, we always talked about touches, right? How many touches would you get throughout the year? Now I know that term might be misconstrued, so we don't tend to use the word touches as much anymore, but that being said, we get the concept, it's reaching out, it's being in touch with somebody.
1:58 Well, along those same lines, when we're commenting on a post, that is actually contributing to the relationship as well. So in modern days, actually commenting on a post in a sense is a touch.
2:11 So this is an amazing opportunity for us. Now, you may think that this is very easy. It's actually going to be a little bit more challenging than you may think, because you're going to start going through there and you're gonna wonder what to say.
2:23 So really what this is all about as well is dropping this whole concept of perfectionism and ensuring that what we say has to be perfect every single time.
2:32 What I want you to do is when you're looking at the posts, look at them and then just simply think of first thing that comes to mind.
2:38 Now, sometimes the first thing that comes to mind isn't going to be the thing you want to write, obviously, but sometimes it is actually, most of the time it will be.
2:46 You'll look at it, you'll see like it looks like a really nice meal, and that is a perfect comment, right?
2:51 There doesn't always have to be this wildly insightful comment. So you are going to do this today as part of your challenge, and then continue to do this Throughout the 15 days and thereafter, in order to continue to form strong bonds on social media.
3:05 Moving on to task number two, video, email. Now, video email is just underutilized in the real estate space. This is such an effective sales and connection tool.
3:17 Now, video email, if you haven't received from before or sent one, basically you're sending an email, or it can also be a text message in video form.
3:24 So there are a number of tools that do this quite well. There's Loom, very low cost option. In fact, it's free for up to, I think 25 videos.
3:33 Video yard. Also very cost effective. There's bomb bomb, very real estate centric bonura, that's another great tool. Most of the time when I receive a video email, especially if it's personalized for me, I do respond and your prospects will do the same.
3:48 If you have a bunch of people in your pipeline that you just don't really know what to do with, send them video emails and ask them where they're at in the process and how you can help.
3:56 You are going to get a response. If you have cold leads, send them a personalized video email. You will be very surprised at how many responses you get.
4:06 The other thing that you can use these for is for explaining a concept. So for example, buyer goes under contract.
4:12 You can explain what happens next over a video. Now what I like to do is I like to have it written out for certain clients that actually want to read it and understand, hey, this is what happens.
4:22 But then there's other clients who aren't gonna read it, so they just wanna watch the one minute video on what happens next.
4:28 So start using video email. Your task on this front is to explore the tools. They will be linked up in the task below.
4:36 Choose one and send one video email. Now, this will be hard initially, and that is the point. It's going to feel uncomfortable looking at a camera like this and actually speaking to it.
4:47 But what you're going to find is as you start to do this more, it's going to become second nature. So you have your social media high fives, and you have video email.
