TikTok in Real Estate - Top Ideas for Realtors

How To Use TikTok as a Realtor

Real Estate sales pros who want to hold on to the old ways of connecting with prospects are competing with a new and emerging type of agent; The Social Agent.

People don’t buy because they understand you. People buy because YOU understand THEM. And guess what? TikTok is a great platform to connect with prospects and understand them.

We are going to give you a primer on TikTok. Buckle up as we take you through actionable tips and real-life examples of some of the top Realtors on TikTok.

TikTok Ideas for Realtors

1. Set Up A TikTok Real Estate Profile

Getting started on the platform is relatively simple. Go to App Store on Apple or Playstore on Android, download the app and install it on your phone. It is fairly intuitive, so getting your profile setup should be a breeze.

You need to consider a couple of things as you set up your profile, though.

Your Handle Name

TikTok allows you to get creative with your user/handle name. You can choose a name representing your brand, or you can go with your personal name. You can also create multiple accounts if you think you have the time and fortitude to manage to create content for various accounts.

The Type of Account You Want To Set Up

There are creator accounts and business accounts you can choose from. The default setup is a creator account. You can switch to a business account at any time.

The advantages of a business account are- the ability to run paid ads and access to analytics and real-time performance tracking.

2. Identify Your Niche

It is practically guaranteed that you know at least one Realtor® who is crushing it in a particular niche, which they have been working for years.

Geographic or demographic niches are essential to successfully marketing your services. Hone in on why you want to serve who you want to serve.

Choose deliberately and intentionally, and stick with it. Don’t fall victim to the SNO syndrome as many do in the industry.

3. Start Putting Up Content

Once you have a listing, leverage that to attract more sellers or buyers by posting consumer-centric and engaging short videos on TikTok.

Include yourself in the videos to make sure people connect with YOU.

4. Be Creative With Tiktok and Real Estate Content

Use Popular TikTok Audios & Hashtags

Add music. Videos with popular music tracks increase engagement manifold over videos without music. TikTok makes it super easy to select from hundreds of great music tracks.

Make good use of hashtags. Perhaps do a little research and find hashtags you can dovetail on to get more views. The right hashtags will make your videos discoverable when users search for that hashtag. Make sure your hashtag is congruent with your content.

Capitalize on TikTok Trends

Once you start using the app and engaging with content, you will notice trends. Your FYP (for you page) will show you content that TikTok determines you may be interested in.

Make sure to put yourself in your audience’s shoes. If you watch a few “first-time buyer” clips, as a buyer would do, you will start to see more of them. Watch the trend on which type and style of videos get the most engagement. Use that as inspiration for your content.

5. Put Up Real Estate Listings

Showing off properties is a great way to engage with future buyers and sellers. If you don’t have your own listings, you can use your brokerage’s listing inventory. Even though you technically have the right to do that, show courtesy to the listing agent by asking for their permission.

You can also show listings outside your brokerage. In this instance, you ideally want to document that you got permission from the listing agent to avoid conflict down the road.

6. Direct Traffic To Your Website

One of the most noteworthy benefits of being an early adopter of TikTok is the ease with which you can generate organic engagement. Leverage this to direct your viewers to your website. Ideally, you should have a funnel system to run your audience down a narrow path that will lead to a conversion of that traffic.

Realtors Need Micro Content to Thrive

‘The marketing landscape is evolving; you need to embrace change.’

Microcontent makes it easy to create assets that you can use to connect with potential clients without the need for lengthy, time-consuming production. It can be as simple as shoot and post.

Short-form content is your gateway to a longer-term relationship. You may not be able to get someone to watch your 15-minute video on tips to get their offer accepted in today’s market, but you can definitely pique their interest with “the number one tip to get your offer accepted”.

Remember if YOU are not creating and leveraging microcontent, your competitors are.

During the height of the pandemic, real estate agents across the country discovered that social media platform TikTok was an ideal way to safely show prospective buyers homes.

TikTok Ideas

There is no shortage of ideas for microcontent for your account. If you explore the top agents on the platform, you will find Realtors/Sales Agents have found success with various subjects. Read on as we delve into our top picks to get you off to a good start if you are new to TikTok.

Create relatable content that sparks an instant interest in your prospects to optimise engagement.

Behind The Scenes

The general public is as curious as a fish about the daily life of agents. As indicated by many agents who have posted “a day in the life” content on various platforms, including TikTok.

The contrast between the two accounts above shows how wide open the space is on TikTok. It’s the wild west out there, but it won’t last forever as with other platforms.

Real Estate Memes

If you are creative and humour inclined, you will thrive on TikTok. Funny videos are the most viewed on any platform, and TikTok is no exception.

If you have been in Real Estate for longer than a few months, you likely have come across @thebrokeagent.
